It is a beautiful estate which has been abysmally managed by the management company. As at Oct 13, 2025, The management company shut down water for the whole estate and residents have had to resort to buy water from tanks at an average rate of 50,000 for a tanker. For water that lasts three to four days. The whole estate is smelling because Lawma at the moment is not collecting trash so there’s heaps of trash in front of beautiful homes which is such an eyesore. There are a lot beautiful trees in the estate but they’re not optimally maintained. With trees logically you would expect there to be proper lightings done especially on the major roads but that’s not the case as once it’s night, streets become dark. Security is another major issue this estate faces as there have been several reports of alleged theft and vandalism by residents. There’s an app to generate codes before visitors shoukd be allowed but apparently people still come into the estate without codes. There have been alleged incidents where residents have complained about having visitors they never granted access too. Communication by the management company is very abysmal too. An example is the management company shutting down water for the whole estate and only putting it out the less than two hours to midnight the night before the shutdown. One would imagine a trained facility manager would at least know how to effectively communicate to prepare residents on the plans of the management team. A lot of the gutters aren’t properly cleaned so they smell and the walk paths too have too many gutter covers that are slightly open which risks potential injuries for people walking especially when there aren’t adequate street lights at night. Electricity is another major issue this estate faces as there is almost always an issues with the electricity. It is on a Band A and “priority line” as they call it but the reality is the electricity is poor. Updates about the electricity is rarely given by the management team but by residents themselves. The houses in the estate are very beautiful though. There is a Supermarket, hair salon, pharmacy, Gym and recreational area in the estate. You will at least face these issues looking at beautiful houses 😂. I’m not going to tell you this is a good or bad estate, that’s left for you to decide. This is just an insight to the state of things within the estate

It is a secure, gated community with modern and a high number of luxurious residential properties. Located along Orchid Road in Lekki, it has modern infrastructure & amenities. No doubt that this estate houses patrons with deep pockets going by the number of luxurious houses that abound here. Furthermore, it is well planned & laid out with good roads & drainage to avoid flooding. The treelined roads with street lights give the place a tranquil outlook, good as family abodes. This is no doubt a beautiful & well planned residential layout. The security architecture in the estate is commendable with strict entrance & exit procedures. Security personnel are also seen deployed in many strategic places in the estate

The estate gets flooded during rainy season, management do not care about the complaints of residents. They will gaslight tf out of you. When there’s a roof leakage, they will do nothing about it and ask you to pray untill your pop falls and all you’ll hear is sorry.
