It is a modern mall that has all its services centralised with 24hours (round the clock) operations. Strategically located along Emmanuel Mbaka Boulevard, close to the Junction off the ever busy airport expressway. The popular Trademore Estate is also located along/ahead this road as well as a myriad of other estates. This part of Sabon Lugbe or should I say Lugbe general area is densely populated. Infact, it is on record that over 250 estates are situated in this area alone. Therefore, this AIBEN Mega-Mall serves as a major gateway to this huge marketing force. The mall is a spectacular masterpiece by all standards. Well designed & solidly constructed. Space was not mised & obviously cost too. Has a wide drive through with different entrance & exit. Parking spaces are abundant both inside the fenced area & outside by the road. Excellently interlocked, tilled & marked. Trees planted to provide overhead cover from the elements & adding to the beauty & ambience of the mall when they grow. This magnificently crafted multi-story structure is indeed an edifice to behold. One can see several young men & girls taking pictures & videos, (content creation they call it). There're several shops & businesses located on all the floors. Supermarkets, restaurants, photo studios, electronics/gadget shops, offices etc. I observed that the supermarkets are located on the ground floor for ease of accessibility & shopping. The drive through concept of design integrated with several areas designated as parking lots means that you can park right in front or close to your destination shop. As the mall opened about 2 months, coupled with the numerous shops located on multiple floors, I observed that there are still unoccupied shops waiting to be bought &/or rented/leased. Furthermore, I guess cost will be steep going by the modern design & construction of the mall. Security here is also well taken care of as you will see numerous uniformed security men stationed around the premises. Giant & powerful diesel generators supply power whenever the public supplier is off in a centralised arrangement. Therefore, you will not see individual generators scattered around. I wonder what the Service Charge in the mall will look like! This AIBEN Citimall is definitely a perfect destination for businesses seeking prestige, accessibility, & top-level facilities. Strategically conceptualised, it affords a good environment to grow & thrive. The complex is apparently a boost for commerce in the Lugbe area as well as a good source of employment. Invariably, in future it will be a central hub for shopping, business, leisure, & hospitality. The mall is a beauty to behold when driving or passing by. However, to appreciate it's beauty, modernity & excellent concept, one has to visit & tour the grounds/floors. This multi-billion mega-mall is obviously futuristic & throws a major challenge to other investors. I immensely commend the developers

The arrangement of living in estates & pooling resources for communal benefits is a working model here in the Nigerian capital city. Beaufort Court Estate is a another stand out example where real estate businessmen plan, map out & sell lands for a handsome profit in organised estates to members of the public. Beaufort Court Estate is a residential development in Abuja owned by Bettaday Integrated Services Limited & developed in partnership with YS Usman & Co & Blackrock Corporation. The estate was incorporated in ABUJA, Nigeria & registered on 25 Aug 2015. Sitting on a total coverage area of six & half hectares just off the Airport Expressway in ABUJA. Located in Sabon Lugbe (opposite Lugbe on the expressway), the estate has modern infrastructure comprising of concrete roads, drainage, underground electricity system, street lights, green area, shopping plaza, religious centers and paved walkways. It is also situated close to Voice of Nigeria & the sprawling Trademore Estate which are along Emmanuel Mbaka Blvd, which is the major artery into this main Sabon Lugbe area. However, Beaufort Court though close to Trademore Estate is on a high ground & so does not experience flooding like the latter. From 2 sides of Beaufort Court one can view the orange roofs of the sprawling Trademore Estate. Beaufort Court Estate is highly serene & well laid out. The estate boasts of treelined, wide, well tarred open roads with underground drainage & electric infrastructure. It has a green area where children go to play & receptions are also held here. There is a shopping/business plaza close to the gate which hosts a supermarket, a modern pharmacy, a laundry & a beauty/barbing salon among others. There is also a mosque for the Muslim faithful, while the church is still under construction. A mega church, Zion Heritage & Miracle Ministries is situated directly opposite the estate. By design, there is a general borehole that supplies water to the individual houses. Some landlords however choose to drill their own boreholes & control their water dupply. Sadly, the estate has 2 phases or 2 sides with very different realities & infrastructure. While the phase 1 has tarred roads, drainage etc, the phase 2 lacks these basic infrastructure. Phase 1 was first constructed with all the modern infrastructure while phase 2 unfortunately has been left out uptill now. Thus, the disparity or ambience of the 2 sides differ greatly. The estate is adequately secured with a very good security architecture with strict entry/access and exit controls or protocols. Visitors are not allowed entrance unless or until the receiving resident calls the security staff at the entry post. Generally, with the beautiful houses & treelined roads with good drainage, Beaufort Court Estate is definitely a nice middle class abode in Abuja
